Director of Pre-Construction

We are currently seeking a highly experienced and motivated Director of Pre-Construction to join our team. The successful candidate will be responsible for overseeing the pre-construction phase of all projects, working closely with the client, design team, and construction team to ensure that all aspects of the project are carefully planned and executed. This is a senior leadership role that requires a strategic thinker with excellent communication, leadership, and project management skills.

Key Responsibilities:

  • Lead the pre-construction phase of all projects, from initial client engagement to the handover to the construction team.
  • Establish and maintain relationships with clients, design teams, subcontractors, and suppliers to ensure effective communication and collaboration throughout the pre-construction phase.
  • Ensure that all project requirements are carefully analyzed and documented, including design, cost, schedule, and quality requirements.
  • Lead the development of pre-construction budgets and schedules, ensuring that they are realistic and achievable.
  • Manage the bidding process, including the selection of subcontractors and suppliers, and negotiate contracts to ensure that they are aligned with project goals and objectives.
  • Ensure that all risks are identified and managed appropriately, including the development of risk management plans and contingency plans.
  • Provide technical expertise and guidance to the design team, construction team, and subcontractors throughout the pre-construction phase.
  • Work closely with the construction team to ensure a seamless transition from pre-construction to construction.
  • Continuously review and improve pre-construction processes and procedures to ensure that they are efficient and effective.


Qualifications and Experience:

  • Bachelor's degree in Construction Management, Architecture, Engineering, or related field.
  • Minimum of 10 years of experience in pre-construction management, with a proven track record of delivering complex projects on time and within budget.
  • Excellent leadership and communication skills, with the ability to effectively manage teams and build strong relationships with clients, design teams, and subcontractors.
  • Strong analytical and problem-solving skills, with the ability to identify and manage risks effectively.
  • Proficiency in project management software, including scheduling and estimating software.
  • Knowledge of building codes, regulations, and industry standards.
  • Ability to work in a fast-paced environment and manage multiple projects simultaneously.
