Are you a meticulous and experienced estimator with a passion for efficiency and accuracy in the construction industry? On behalf of our client we are seeking a Senior Estimator (Townhomes) to join the team. In this role, you will assist the Estimating Manager in managing tenders, contracts, budgets, and other critical estimating functions for condo projects.
Role and Responsibilities:
- Drawing Review: Analyze preliminary construction drawings to identify potential efficiencies.
- Trade and Supplier Management: Prequalify trades and suppliers to ensure their competency, and build and manage trade lists, ensuring at least two qualified trades/suppliers per scope of work.
- Bid Package Creation: Develop bid packages including quantity takeoffs, tender forms, and project-specific scopes of work.
- Tender Pricing Process: Manage the tender pricing process by sending out packages, resolving technical questions, and clarifying scope of work for trades.
- Quote Evaluation: Perform detailed evaluations of quotes to ensure pricing is accurate and comprehensive. Negotiate with trades to secure the best possible pricing.
- Tender Analysis: Create tender analyses and recommend the lowest qualified trade for review and approval by the Estimating Manager and VP of Construction.
- Contract Management: Handle contract compilation, administration, and distribution of final contracts to trades.
- Budget Assistance: Assist the Estimating Manager with analyzing historical data to create budgets for future projects.
- Special Projects: Undertake other special projects as assigned by the Estimating Manager.
Requirements:
- Experience: Strong experience in a similar estimating role within the construction industry.
- Skills: Excellent communication skills in English (both written and verbal), strong analytical abilities, and effective time management.
- Negotiation and Problem-Solving: Proven negotiation and conflict resolution skills with exceptional attention to detail.
- Technical Knowledge: Proficiency in plan reading and technical knowledge relevant to the role.
- Interpersonal Skills: Strong ability to develop and maintain relationships with internal staff and external trades/suppliers.
