Senior Project Manager High Residential

RESPONSIBILITIES

The Senior Project Manager – High Rise Residential will take ownership of projects by being responsible for the entire project delivery process and accountable for the implementation and realization of projects. As such, they will plan, organize, direct and manage all facets of construction projects and ensure pre-established costs, schedule and scope objectives are achieved.  


 Qualifications:

  • 15 years of experience, 8 of which are in Project Management roles, with experience managing medium-large scale residential construction projects. 
  • A construction management degree or technical diploma in Construction, Building, Civil or Architecture 
  • Excellent budgeting and scheduling skills 
  • Experience managing and supervising staff 
  • Strong computer skills, advanced knowledge of MS Project and MS Excel
  • Proficient in Procore
  • Track record of successfully completed projects 
  • Ability to build strong relationships and resolve complex issues 
  • Possess a strong network of subtrades and suppliers
  • Exceptional communication, time management and negotiating skills
  • Advanced oral and written English, French is an asset



Principal Responsibilities:


Stakeholder Communication: 

  • Discussions with all external stakeholders to keep them updated on the schedule, changes, costs, etc., ensuring they receive excellent customer service. 
  • Manage site tours with internal clients.


Project Financial and Cost Control: 

  • Participate in creating the project budget with the Estimation and MEP teams. 
  • Manage / prepare monthly progress draw and ensure we receive prompt payment from the client. 
  • Manage subtrade billings and payments while following Broccolini standards, as well as the requirements of the project 
  • Approve material, labor, and rental purchase orders. 
  • Establish and oversee change order management process. 
  • Continuously oversee, forecast, review, and control project budget. 
  • Produce Monthly Project Reporting. 


Project Planning and Scheduling: 

  • Understand construction law (liens / subcontracts / prime contracts) and manage any legal files associated with the project. 
  • Early project planning with superintendents including preparation of the site logistics plan. 
  • Prepare a preliminary schedule and critical path, review, and track throughout the project. 
  • Lead the project team during the preconstruction stage. Understand the dependencies between design, entitlements, site constraints. construction timelines and develop a project plan / schedule that is logical. 
  • Manage/coordinate utility providers with the Ownership and MEP teams. 
  • Understand the environmental Authorities Having Jurisdiction requirements and aspects pertaining to a project. 
  • Oversee project requirements and deliverables, identify scheduling risks and take necessary precautions to avoid them. 
  • Secure critical material delivery dates. 
  • Follow-up on work site progress by performing weekly site visits and review of daily work reports. 
  • Issue Notices of Delay / Default to ownership or trades in conformance with terms of the contract. 
  • Assist and/or assemble the prime contract for final approval. 


Estimation and Project Procurement: 

  • Contribute to tendering efforts for projects earmarked for construction. 
  • Collaborate with Estimation and MEP to prepare a tactical list of qualified trades and professionals to solicit quotes from trades. 
  • Produce or delegate scopes of work for different trade specialties for bigger value contracts (the upper 50th percentile). 
  • Prepare and review tender analysis for trade pricing. 
  • Award subtrade and professional contracts. 


Coordination, Compliance, and Quality 

  • Develop a close working relationship with the Site Superintendent(s). 
  • Collaborate with the ownership team, coordinate and obtain construction permit and other regulatory requirements. 
  • Manage and chair design/construction meetings. 
  • Perform weekly site tours with lead Superintendent (site team) to get an understanding of the progress of work as well as project challenges, interferences and problem solving. 
  • Collaborate with sub-contractors and Consultants. 
  • Ensure the change management and document control processes is followed. 
  • Ensure quality control and deficiencies are being addressed and documented by the site team. 
  • Ensure contractual requirements, objectives and due dates are respected by both internal and external team members. 
  • Ensure all document control procedures are in place. 


BIM Technology 

  • Complete understanding of basic BIM uses for a project and understands and supports BIM approaches. Can immediately spot advantages of a BIM approach on a project and is proactive in its uses. 
  • Able to defend and enforce the BIM deliverables to consultants and trades alike. 
  • BIM documentation expert. Understands all the primary aspects of the BIM requirements for a project. Able to champion it towards all relevant parties. 
  • Demonstrates a full understanding of the BIM coordination processes and demonstrate a minimum intermediate knowledge of the platform. 


Health and Safety Environment (HSE) 

  • Uphold and enforce Health and Safety policies of local authorities having jurisdiction in conjunction with Broccolini's health and safety policies and procedures and provide team support as required. 
  • Review and follow-up with the Superintendent and/or the H&S representative regarding monthly safety audits. 


Overseeing Jobsite Administration 

  • Ensure compliance with company policies and procedures. 
  • Daily work reports 
  • Various HSE documents 
  • Record and archive pictures using Broccolini’s visualization software. 
  • Ensure a superior level of communication with jobsite administration. 


Staff Supervision (Office and Site) 

  • Make recommendations for project team structure and resources. 
  • Meetings with staff and colleagues: 
  • Establish and attend team huddles. 
  • Conduct weekly One on One meetings with direct reports. 
  • Conduct regular check-ins with indirect reports. 
  • Conduct quarterly reviews for direct reports as well as provide coaching/mentoring to project team. 
  • Participate and/or provide recommendations regarding salary and bonus reviews for direct reports. 
  • Delegate, coordinate, and follow up on team member tasks while providing technical guidance and assistance. 
  • Reinforce company mission, objectives, and values. 


Project Close-Out 

  • Participate in final delivery visit with clients and professionals. 
  • Provide continued client support through the project close out stages and ensure close out documents are finalized. 
  • Ensure job costing reconciliation is done with the Accounting Department. 
  • Plan and chair Lessons Learned sessions with all project stakeholders. 
  • Lead the Substantial Performance process. 


Corporate Responsibilities 

  • Develop industry contacts and alliances. Act as an ambassador for Broccolini. 
  • Participate in corporate/departmental initiatives. 
  • Be an integral member in business development. 


Level of Authority/Accountability 

  • Can manage their own project (or portion of a project) from start to finish and is the client’s main point of contact. They are financially well oriented and act as an independent contributor to control the progress of the project. They develop PC’s and Project Administrators.
