Your New Role
Reporting to the Senior Vice President, Development the Vice President, Construction will provide support, expertise, and make recommendations related to the planning and execution of all construction activities in Metro Vancouver.
In this role the VP Construction will cultivate a robust relationship with the general contractor and oversee pre-construction budgeting and planning phases through active construction to project completion. This role is crucial to ensuring pricing accuracy within hard cost construction budgets, thereby providing Development with the necessary information to make informed recommendations for initiating marketing/pre-sales campaigns and subsequent construction activities.
The VP Construction will implement industry best practices and lead the Project Management team to ensure the project is delivered on time and within budget, consistently representing Grosvenor with the utmost professionalism and respect. Additionally, the VP Construction will actively participate in the recruitment, development, and mentoring of the project management team they oversee.
During active construction, the VP Construction will forge relationships with local authorities, including public utility providers, to ensure development progresses without delay. Additionally, the VP Construction will manage project documentation and cost control systems, track shop drawings and submittals, coordinate tenant work, value engineering, and contract administration. This role also involves overseeing as-built drawings, commissioning, and permit acquisition. Responsibilities include implementing warranty systems, managing purchaser deficiency and warranty claims, and providing support to the sales and marketing teams as needed. Ensuring on-site health and safety compliance and adherence to company policies, procedures, and training requirements is essential.
What Sets You Apart
The ideal candidate will possess a strong track record in owner/developer roles, with additional experience in general contracting an asset, and hold a bachelor's degree in engineering or a comparable degree in construction management. A professional engineer or quantity surveyor license and certification in construction management are considered assets. You have a solid track record of relevant construction experience on large, master plan communities, encompassing field activities and office management and demonstrate a thorough understanding of construction operations and procedures.
Experience with high-profile, multiphase construction projects and leading a Project Management team is essential. You possess a collaborative and adaptable mindset, thriving in an environment where achieving project goals is paramount. Working on a master plan community does not intimidate you; it inspires you.
Your technical expertise includes knowledge of electrical and HVAC systems for commercial/residential projects, construction materials, labour costs, and reading construction drawings and specifications. Proficient in mathematics and basic accounting principles, you communicate effectively, think critically, and maintain professionalism in a fast-paced corporate real estate environment. Proven success leading teams is required.

This role's expected base salary range is $220,000 to $275,000. The actual offered salary will depend on experience, skills, qualifications, and internal equity. In addition to base pay, eligible employees participate in incentive compensation plans based on individual and business performance and receive a comprehensive range of health and wellness benefits.
